The Cost of Living in Tulum: Real Prices by Neighborhood

In fifteen years Tulum went from a backpacker town to one of the most expensive destinations in the Mexican Caribbean. That pace explains almost everything you need to know before moving: services didn’t always keep up with prices, and the difference between one area and another is much greater than the map suggests.

Tulum isn’t a single city

There are at least three Tulums and confusing them is costly. The zona hotelera, the road that runs along the beach, is the one in the photos and the one with prices quoted in dólares; almost no one lives there year‑round. The centro is the real town, with a market, schools and traffic. And between them new neighborhoods grew: Aldea Zamá, the most established and expensive, La Veleta, the fastest growing, and the regiones numeradas, more affordable and still half‑urbanized.

That geography is what drives the budget. Living in La Veleta and living in the hotel zone are two different economies in the same town.

What it costs to buy right now

These are real prices of units for sale in Tulum, from the resale portfolio of Inversiones de México in September de 2026. They are not portal estimates: these are concrete properties with an owner and a deed.

The short read: with what a small studio costs in many capitals you can buy a two‑bedroom apartment in Tulum. The longer read: you have to add maintenance, condominium fees and property tax, and in developments with many amenities those amounts are not negligible.

The monthly cost of living

Tulum is more expensive than Cancún in almost everything related to tourism and similar or cheaper for everyday life. Eating on the beach road costs what it would in a European capital; eating downtown costs what it would in any Mexican town. The supermarket is expensive because almost everything arrives by truck, and electricity is heavy because of air conditioning.

For a comparative idea, see el análisis del costo de vida en Cancún that we published: Tulum usually sits one rung above in housing and food, and below in transport, because most trips are done by bike or on foot.

What to check before signing

Water and electricity. Not all areas have municipal service. There are developments with their own well and treatment plant, and others that depend on water trucks. Always ask.

Property regime. Tulum has a history of plots with complicated titles. Buying in a development with proper escrituras and an established condominium regime avoids the whole problem.

The actual distance. Five kilometers in Tulum can be ten minutes or forty, depending on the time of year and the condition of the road.

What you plan to do when you’re not there. A large share of units in Tulum are bought to rent seasonally. That changes what makes sense to buy: a standalone house isn’t the same as an apartment in a condominium with a pool and management.

Buying to live in or to rent out

They are two different purchases and it’s worth deciding before viewing properties. For living, tranquility, space and proximity to schools and the supermarket matter. For renting, amenities, a walkable location and whether the condominium allows short‑term rentals are important — not all do.

If the goal is the latter, the number that matters is not the price but what the unit generates in a year compared to what it cost. That calculation must be made with real occupancy data, not the projection in the brochure.

You can see the current inventory and the numbers for each unit at las propiedades en venta en Tulum de Inversiones de México, who have worked the area for years and publish the rental history when the property has one.

Frequently asked questions

How much does an apartment cost in Tulum?

A studio starts around 1.700.000 pesos and a two‑bedroom moves between 2.350.000 and 3.990.000, depending on area and amenities. In dólares, from 90.000 to 275.000.

Which area of Tulum is best for year‑round living?

La Veleta and Aldea Zamá concentrate housing designed for residents: they’re close to downtown, have services and don’t depend on the beach road.

Can you live in Tulum without a car?

In downtown, La Veleta and Aldea Zamá, yes: the bicycle works well. For the beach and to get out of town, a car helps a lot.

Is it a good idea to buy to rent seasonally?

It can be, but it depends on the unit and the condominium. There are developments that prohibit short‑term rentals and others that manage them themselves. It’s the first thing to ask.
